This page is general information, not tax advice. Tax rules change and depend on your facts. Talk to a qualified accountant before you rely on any of it. We checked the official pages listed in the sources on 19 October 2026.
It depends on how you work
- Employed: your employer pays you through PAYE. Relief for home working is narrow.
- Self-employed or a company director: you may claim business costs, but rules differ for buildings and for equipment.
- Neither, such as a hobby: there is no business to claim against.
If you are employed
GOV.UK says you can claim tax relief if you have to work from home, for example if your job requires you to live far from the office or your employer has no office. It says plainly: you cannot claim tax relief if you choose to work from home.
GOV.UK also says relief is not available for 6 April 2026 to 5 April 2027. You can still claim for the four previous tax years. Check the page for the latest position.
Even where relief applies, it covers costs tied to your work, such as business phone calls and gas and electricity for your work area. Shared household costs like rent or broadband do not qualify. GOV.UK describes either a flat £6 a week or the exact amount you spent. That is a claim for running costs. It is not a deduction for building a garden office.
HMRC's manual sets conditions for the period 6 April 2006 to 5 April 2026. The duties at home must be substantive. They cannot be done without the appropriate facilities. No such facilities are available at the employer's premises. And at no time can the employee choose to work at the employer's premises or elsewhere. Most hybrid workers have a choice, so those conditions do not fit.
If you are self-employed
Capital allowances reduce taxable profit by the value of qualifying items. GOV.UK says you can claim on equipment, machinery and business vehicles. It also says structures and buildings are not plant and machinery. They fall under a separate allowance in their own guidance.
So a garden office building is unlikely to count as plant and machinery. Items you put inside it, such as a desk, a chair, a laptop and a printer, may. The Annual Investment Allowance lets you deduct the full value of qualifying items from profits before tax. GOV.UK sets the limit at £1 million. It covers most plant and machinery, up to that amount. It does not cover business cars, items you owned for another reason before using them in the business, or items given to you.
Whether any part of the building qualifies, under the separate allowance, is a question for your accountant. We cannot answer it for you.
Running costs such as a share of heating and electricity are treated differently from capital items. Keep clear records either way.
Capital gains tax when you sell
Your main home is normally free of capital gains tax when you sell. HMRC's helpsheet HS283 explains private residence relief. Full relief requires that no part of your home has been used exclusively for business purposes during your ownership. If part is used exclusively for business, that part does not get relief. The gain is split between the business part, which is chargeable, and the living part, which is exempt.
HMRC also says working from home in a room that is also used for non-business purposes will not prevent entitlement to full relief.
Does a separate building in the garden count? That is a question for your adviser. The point is that a room used only for business is a risk. A room that the family also uses is lower risk. If you have a mixed-use room, say so to your adviser.
Garden size
HMRC says that if the garden and grounds do not exceed half a hectare, you get relief on all of it. If they are larger, relief covers only the area needed for the reasonable enjoyment of the home.
Planning and regulation still apply
Tax is one question. Planning and building regulations are others. A small office with no sleeping space is normally exempt from building regulations under the Planning Portal thresholds, but electrics still need to be safe. See building regulations for garden rooms and the planning permission guide.
The same questions apply to a garden studio used for paid work.
Records to keep
- The quote, contract and invoices for the build.
- Dates the room was first used for work.
- Who uses the room, and whether the family also does.
- Photos of the finished room.
- Receipts for equipment bought for work.
Cost
We do not give prices here. Use the garden room cost calculator and read the garden room costs guide. Compare it with the other routes in garden office vs extension vs loft.
Local builders
Builders can explain the build, not your tax. We have pages for Berkhamsted, Harpenden, Hemel Hempstead, Amersham and Beaconsfield. Ask your builder for a clear invoice that splits the building from the fit-out. Your accountant will want that.
Steps to take
- Decide if you are employed, self-employed or a director.
- Book a short call with an accountant before you sign.
- Ask the builder for an itemised invoice.
- Keep the records listed above.
