Planning and building regs for a garden office
- Most garden offices fit within permitted development if they meet the height, position and size limits.
- If any part is within 2 m of a boundary, the whole building must be no higher than 2.5 m.
- Using it as your own home office is normally incidental to the house. Staff, clients or customers visiting may change that. Check with your council.
- Under 15 m² with no sleeping space, building regulations do not normally apply.
- New circuits for power and lights are notifiable under Part P, so use a registered electrician.

Garden offices: questions people ask
Do I need planning permission for a garden office?
Often not. In England most garden offices count as permitted development if they stay within the limits on height, position and size. The rules are tighter in conservation areas, National Landscapes and on listed properties.
Does a garden office need building regulations?
Not normally if the floor area is under 15 m² and nobody sleeps in it. Between 15 m² and 30 m² it is also normally exempt if it is at least 1 m from every boundary or built mostly of non-combustible materials. The electrics still need to meet Part P.
How much does a garden office cost?
Typical price: from £16,500, fitted, including VAT. Size, foundations, cladding, glazing and the distance to run power from the house move the price most. Your written quotes show the real figure for your plot.
How many quotes will I get?
Up to 3, from builders who already work in your town. The service is free for homeowners.
