Planning and building regs for a garden studio
- A hobby studio for your household is normally incidental to the house, so permitted development can apply.
- Roof lights add light without extra height, but the 2.5 m limit within 2 m of a boundary still applies.
- Teaching paying pupils or running a business from it may change the use. Check with your council.
- A sink needs a water supply and a waste run. Plan the drainage route before you pick the spot.
- Under 15 m² with no sleeping space, building regulations do not normally apply.

Garden studios: questions people ask
Do I need planning permission for a garden studio?
Often not. A hobby studio used by your household is normally incidental to the house, so it can be permitted development within the height, position and size limits. Rules are tighter in conservation areas, National Landscapes and on listed properties.
Can a garden studio be soundproof enough for music?
Builders can add sound insulation, heavier doors and sealed glazing. Tell them what you play and when, so the quote covers the right spec.
How much does a garden studio cost?
Typical price: from £18,500, fitted, including VAT. Glazing and roof lights, sound insulation, plumbing for a sink and size move the price most.
Does a garden studio need building regulations?
Not normally if it is under 15 m² and nobody sleeps in it. Between 15 m² and 30 m² it is also normally exempt if it is at least 1 m from every boundary or built mostly of non-combustible materials.
