Planning and building regs for a garden gym
- A private home gym is normally incidental to the house, so permitted development can apply.
- Taller ceilings help with overhead lifts. Over 2.5 m high, the room must be more than 2 m from every boundary to stay within permitted development.
- With a dual-pitched roof the limit is 4 m. With a flat or mono-pitch roof it is 3 m. Eaves stay at 2.5 m or less.
- Under 15 m² with no sleeping space, building regulations do not normally apply.
- A shower room changes the drainage and may change how the council sees the use. Check with your council.

Garden gyms: questions people ask
Do I need planning permission for a garden gym?
Often not. A private home gym is normally incidental to the house, so it can be permitted development within the height, position and size limits. Check first if you live in a conservation area, a National Landscape or a listed home.
What floor does a garden gym need?
One that takes heavy kit and dropped weights. Builders often use a reinforced floor or a concrete slab, then rubber flooring on top. Tell the builders what kit you have when you ask for quotes.
How much does a garden gym cost?
Typical price: from £21,000, fitted, including VAT. The floor, ventilation or air-con, size and glazing move the price most. Your written quotes show the real figure.
Does a garden gym need building regulations?
Not normally if it is under 15 m² and nobody sleeps in it. Between 15 m² and 30 m² it is also normally exempt if it is at least 1 m from every boundary or built mostly of non-combustible materials.
